Commercial EV charging in Australia: strata, hotels and site power

A hotel car park, strata property and fleet yard have different users and decision makers. Define the property approvals and the intended charging service before comparing equipment. A practical first phase should match actual demand and leave a clear path for later expansion.

Settle ownership and charging time

For shared property, identify who approves works, owns the equipment, pays network fees and resolves user disputes. For a hotel, separate overnight guests from short-stay visitors. Compare AC for longer stays with DC for shorter charging windows using actual vehicle demand. Neither the room count nor the bay count is a reliable substitute for this demand profile.

Treat solar and spare capacity as time-dependent

If solar is part of the site, compare its expected availability with vehicle presence rather than counting the array’s nameplate output as guaranteed charging power. No. The total layout includes cable use, vehicle movement, accessibility, protection and maintenance. Use a scaled layout and the final model drawing.
